Your first job is to establish what happened. A billing restriction, an advertiser verification task and a policy violation need different responses. Use the sequence below to organise the work and decide where outside help would be useful.

First, check whether the account is actually suspended

An ad that stops running does not automatically mean the account is suspended. Read the status shown in Google Ads.

1. Create a clear record before changing anything

Save the notification, policy label and relevant emails. Record the date, affected website domain and Google Ads customer ID for your correspondence with Google.


Then write a short history of recent changes:


  • New campaigns, landing pages or website redirects.
  • Changes to the payer, payment method or billing details.
  • Added account users or a change of marketing partner.
  • Verification requests and what was submitted.
  • Website changes affecting the business name, offers or contact details.


Choose one person to coordinate this record. For property campaigns, the agent, agency, website provider and advertising partner might each know only part of the history. Bringing those facts together helps prevent conflicting explanations.

2. Follow the correct security, billing or verification route

3. Review the stated policy and your property website

Once you understand the notice, inspect the areas it identifies. Avoid rebuilding the entire website based on guesses.

  • Does the page clearly identify who operates it and receives enquiries?
  • Does the wording accurately describe the agent's relationship with the agency and developer?
  • Could a visitor mistake an independently operated page for the developer's official website?

  • Does the page avoid unsupported promises about rental income or investment returns?


These are review prompts, not a diagnosis. A page title or missing detail alone does not establish the reason for an account suspension.

Test the full destination


Check the landing page on a phone and desktop. Confirm it loads, links work and the enquiry journey leads where expected. Google requires destinations to function, be accessible and crawlable, match the advertised destination and offer useful original content. 4. Prepare a factual Google Ads suspension appeal

A useful appeal explains the business, the issue and the evidence clearly. To make your explanation easy to follow, organise your draft into five parts:


  1. Business: Explain what you advertise and which website is involved.
  2. Relationships: Identify the actual website operator, agent or agency, campaign manager and payer where relevant.
  3. Notice: State the suspension reason exactly as shown.
  4. Evidence: Describe relevant corrections, dates and URLs, or evidence that the finding is mistaken.
  5. Request: Ask for a review of the account based on those facts.


Replace broad statements such as "everything is fixed" with something checkable. For example: "We removed the expired viewing promotion from the linked landing page and updated its contact section to identify the operating agency. The changes were completed on [date]."


Use that wording only if those changes happened and relate to your notice. It is an example of specificity, not a universal appeal template.

5. Submit through the official route and track the response
